Condition Surveys
Pre-construction condition surveys are the only way to differentiate pre-existing damage from damage caused by construction.
Plan Ahead with Instratus
Pre-construction surveys provide a baseline of building conditions prior to your project starting. This information can be critical if complaints or claims of damage caused by construction are brought forth by adjacent property owners. Instratus can help you get this critical information by conducting a third-party pre-construction condition survey of neighbouring properties and buildings. We will work with you to establish the areas to be included, provide notification to residents, complete the condition survey, and prepare a summary document for you.
There is no substitute for a thorough pre-construction condition survey. Paired with vibration monitoring, a condition survey will provide you with the necessary information to face a damage claim from neighbours. In the event that construction does cause damage, the survey can provide a basis for a fair resolution. Instratus can also help by providing post-construction condition surveys to provide a relative comparison of pre- and post-construction conditions.
Identify, Classify, Document
The key to an effective and thorough condition survey is a keen eye to quickly identify existing damage or distress. Instratus technicians have the experience to spot these features, which allow us to complete the work with minimal impact on building occupants.
Each distress identified during the condition survey must be classified in type and scale. Instratus uses industry standard classifications such as BC MOTI’s Pavement Surface Condition Rating Manual to ensure our descriptions are consistent across all staff and projects.
A condition survey without proper documentation is pointless. Instratus takes high resolution photographs to accompany the written descriptions of each distress. We take meticulous care to describe the locations clearly and concisely so future readers can re-locate each feature.
